Our Proposals

Bangor Wharf is a proposed new development on Georgiana Street, Camden NW1 0QS, beside Regent’s Canal. Brought forward by Camprop, the plans would transform a site that has stood vacant for more than a decade.
The site has long been identified as suitable for redevelopment, including for housing, but previous attempts to deliver conventional homes have not proved viable due to the site’s size, shape and canal-side constraints, which make it difficult to design self-contained homes that meet modern planning and design standards.
The proposed purpose-built student accommodation is better suited to these constraints and would allow the site to be brought forward now, rather than remaining unused.
The development would replace the existing outdated commercial buildings with a high-quality scheme designed to revitalise the canal-side setting, help meet demand for student accommodation in Camden, and support the borough’s wider housing needs by helping reduce pressure on shared housing and the private rented sector.

The site

The 0.44-acre site sits between Georgiana Street and Regent’s Canal, adjacent to Gray’s Inn Bridge. It was previously used by EDF Energy and has been unused ever since. The site is well connected, within walking distance of Camden Road Overground station and linked to King’s Cross and Coal Drops Yard via the canal towpath.
The existing buildings are mid-20th century, in poor condition, and offer no positive contribution to the conservation area. The canal-facing courtyard is largely tarmac with perimeter security fencing.
